Making an Application
If a Building Warrant is necessary for a proposed project there is a set procedure which you must follow in order to obtain one. An application form must be completed and forwarded with the appropriate fee to the Sustainable Communities Department. In addition to the completed form and fee, you must provide three copies of plans of the proposals. These plans should be drawn to a scale of not less than 1: 100 and should indicate on floor plans, elevations, sections, etc, full details of the proposals.
To assist officers to identify your property, a location plan to a scale of not less than 1:2500 indicating its position in relation to an easily identifiable landmark - telephone kiosk, local post office, etc - should be submitted and a site plan to a scale of not less than 1:500 indicating the site boundaries, adjacent roads, and properties, and the position on site of the proposed project.
A full written specification of materials and method of construction should be included on the drawings or should accompany them. There is nothing to prevent applicants drawing the plans themselves, but it is not recommended, unless they are fully competent. The purpose of drawings is to make clear to all parties concerned full details of the proposals. Apart from the minimum standard of draughtsmanship required to do this, the lack of technical knowledge of construction can also be a serious drawback.
In many cases, the professional skill of the architect, building consultant, and engineer require to be allied to the manual skill of the carpenter, mason, electrician, plumber, etc. It is often claimed that fees for such services, particularly for small projects, can add considerably to the cost of the works, leading to DIY 'cheap and cheerful' alternatives. This can be a false economy, from a time consuming and financial aspect. Please put safety first every time and employ the right person for the job.
