Specific fire safety provisions including detection, warning and furniture and furnishings are part of the mandatory licence conditions; however, there are other fire safety requirements which are enforced by the Scottish Fire and Rescue Service (SFRS). Fire safety law requires any person who has control of the relevant premises to carry out an assessment to identify risks to the safety of persons in respect of harm caused by fire in the premises. It also requires them to take fire safety measures which are reasonable to ensure the safety of persons.

The Scottish Government has provided detailed guidance for existing premises with sleeping accommodation. There is specific guidance for Small Bed and Breakfast and Self-catering Premises.

SFRS Fire Safety Checklist
SFRS are statutory consultees for all short-term let licence applications; they have designed a simple checklist which will help determine if and how they will respond to consultations. This checklist must be completed as part of the application for a short-term let licence. The form asks for information to ensure that a premises fire risk assessment is suitable and sufficient.
